Repairing a crack in your home’s basement is an important and tricky task. It requires good hands, technical expertise, and ample experience. There are four main types of foundation walls.
Most foundation walls on homes 60 years or older in older Toronto areas are made of brick. At DrainCom we find that that is a very good and strong foundation, it can last for a long time without any serious problems. The only major problems with them is that they normally do not have proper modern waterproofing protection and may start to leak or deteriorate. Another thing that we attribute to older brick foundation homes is that most of them do have quite shallow basements with most homeowners choosing to have the ceiling of the basement lowered to provide more headroom in their main level living space. It is very important to hire good, knowledgeable contractors.
At DrainCom inspecting basement foundation walls in older Toronto we have found many problems with improper basement underpinning jobs, which undermine the footings and may result in basement cracks and basement leaks.
Basement walls made of concrete are strong and solid, and with proper installation it is the strongest and most leak resistant. But poor, quick construction results in homes with concrete foundations to be the most vulnerable to cracks.
Homes built over the past 40 years often cut corners, like skipping the highly critical step of installing a foundation membrane, to save time and expenses. During DrainCom’s Free Basement inspections we’ve seen this practice result in 10-15 cracks that run all the way up, causing your home to be not only structura unsound, but also unpleasant to look at.
Concrete Block foundation walls are very common in houses 40-70 years old. We found that those houses are very well built, but again there is no foundation membrane protection installed. Another problem is that the concrete blocks are hollow. If cracks allow water to flow in, it fills the block and can stream to a completely different area of your basement. This makes locating the source of the problem during an inspection for basement cracks and leaks much more difficult.
Basements with foundation made of stone are mostly found in older Toronto. Centennial homes (houses one hundred years or older) very rarely have cracks in their solid foundation, but water infiltration problems are frequent. They all lack foundation wrap and weeping tile at the footing level.
